How to obtain company registration documents from eRoC

Follow these steps to download company filings from the Department of Registrar of Companies (eRoC) portal. Screenshots are provided for reference — personal details have been blurred for privacy.

Sign in to the eRoC portal

Open the Department of Registrar of Companies online portal and log in with your account.

  • Go to the official eRoC website for Sri Lanka.
  • Click Login for online services in the top-right area of the homepage.
  • Sign in using the credentials registered with the department.

Open File Search from the dashboard

After logging in, use the left sidebar to reach the file search service.

  • From your dashboard, review the menu on the left-hand side.
  • Select File Search from the list of available services.
  • Wait for the file search screen to load before continuing.

Search for your company

Find your registered entity using its registration number or legal name.

  • Choose the correct entity type from the dropdown if prompted.
  • Enter your entity registration number or entity name in the search fields.
  • Click Search and confirm the correct company appears in the results.

Review available company files

The portal lists filings available for download, such as annual accounts and statutory forms.

  • Open the file search result for your company.
  • Read any expiry notice shown at the top of the page.
  • Check the Description column for the documents you need for your rental application.

Download and save your documents

Download the required copies and keep them ready to upload with your application.

  • Click Download/View next to each document you need.
  • Save files to a folder on your computer or phone.
  • Upload the saved PDFs when completing your rental application form.

Documents commonly requested

Your property manager may ask for some or all of the following.

Confirm the exact list in your invitation email.

Certificate of incorporation

Confirms the company is legally registered.

Latest annual accounts / financial statements

Shows recent company financial standing where available.

Recent statutory filings

Forms such as Form 15, Form 20, or Form 35 if requested by the property manager.

Board resolution or authorization

May be required when a director or officer signs on behalf of the company.
